Would Appreciate Advice On This This Affiliate Site

I started a thread in 'Buying a Web Site' about buying an affiliate site. This is the site I'm interested in. http://flippa.com/auctions/98888

But from that thread I learned that both income and traffic are difficult to truly verify with affiliate sites - so if you can't trust the numbers, what's left to base a decision on?
How can you make a valuation?

Income/traffic don't have to be difficult to verify w/ affiliate sites. Any clued up seller should usually be able to offer both.

QualityNonsense, nice to see you again. You must have some experience with buying affiliate sites. Where do you feel the risk areas are?

I feel this site is a huge risk for the asking price. It is really nothing more than a site filled with stock images and affiliate links. So, in essence you are paying for the keyword ranking and I really don't see "Flat Shoes" as that competitive and 2,800 visitors is really not too many. It is nice, but not a ton.

They also seem to be somewhat competing with http://www.blackflats.org/ and perhaps others....

    http://www.sandalsshoes.net/
    http://www.flatsshoes.org/
    http://www.brownboots.org/

It just REEKS of RISK to me... For $5k, perhaps -- or a $10k chunk of a $250,000 portfolio, ok... But this is RISKY.

I agree with christopheravell. I requested proof of income to check it but... donīt like it.

    Others? Lots of others!

    For example:
    http://www.heelsshoes.net/

And they also have sites to other types of products with exactly same site:

    http://www.toteshandbags.org/
    http://www.decorfurniture.org/
    http://www.steelfurniture.org/

Like i said, donīt like it.

Nice job with flushing out the copycats, guys.

james, as this is the DD section, you're getting DD replies, not valuation. But if you had to value this site I'd start with working out how much it would cost to put together an affiliate site like this and get a few links to it to overcome the slight advantage this has of being a four year old domain. I don't think it would come anywhere near the starting price of 16,000.

It's not easy finding a decent site on Flippa, but it's not impossible. Keep at it and start another thread if you want some feedback about another site on your shortlist.

We need to understand what type of seller this one is. He makes sites for a living for what i can tell and then sell them.

He is already creating lots of new sites on which will apply same technique. Which makes this site not worth so much in my opinion.

I am talking about VISITORS -- here is what he has on Flippa:

Page Views Per Month 14,121 Uniques Per Month 2,840
Which also doesn't add up -- 6 pages per visitor with this kind of site... Humm... I would really PASS on this one. And, those copies you see posted belong to the SAME GUY. So it is not just like someone else copied his success.
