    Valuation on A Plumbing Website I made

    I want to get a valuation on a different type of website than most people are selling. I built a plumbing web site over the last 1 /2 year. The owners don't like to tell me the gross revenue, last month the site had 646 unique visitors, and after a talk with one member of the firm I am estimating 1,000-10,000 per month. They pay me 200 a month for the work.
    I worked hard in creating the verbal architecture of the site, and arranged the keywords and pages and tags in a way, which performs well. The site comes up on page one Google for "Baltimore plumbing," and "Baltimore plumber," and most plumbing related searches.
    I am willing to have my employee process all the site content so it will be 33-50% unique content. And to help the buyer adapt the site to his new area, and work with him in making directory lsitings etc. Restrictions on the sale will include no use or reslling to someone who would use the site in my client's area.
    I have a profesional company that is willing to revamp the visual appearance of the site, without changing the word structure, as part of the deal.

    I'm confused. Do you own this site or not? If so, has it made any direct revenue so far, and how much business has it attracted for the plumbing company?
