Does the site I'm selling come across as a "turnkey" site? I'm guessing yes, which would be unfortunate. Now I'm wondering if maybe that was an immediate turn off for those who viewed the listing.

What I don't understand is why the site would be valued at around the same price as a "turnkey" site when it has unique content and is established. Doesn't that count for something?

It does account for something when a site is making money, a long established site with unique content and making money is a site people will fight for in a bidding auction, I have seen those sites go for over 20x revenue.
Then there came a time, of Kings, Empires and Revolutions, blood just looks the same when you open the vein.

I'd consider it a turnkey site, despite the age of the domain.

It has little traffic and barely makes enough to cover the domain reg fee (you didn't feel either was meaningful enough to claim it in the listing). It has no PR and few backlinks. As grynge pointed out, at least some of the content isn't unique. Also, the site hasn't been updated for a couple years.

Sorry. I think the $100 offer was a generous one.

Go to Flippa and do a search for one of your keywords. Their search will allow you to see previous auctions both sold and unsold...go through them and try to figure out why one sold and why went for more or less. Ones that go for more usually have PROVABLE earnings. Use this info and do it then sell it.

The truth is on most starter potential type sites, the selling price is often connected to the sellers desire to sell quickly. This is not how to get the best price if you are selling.

Monetize the site, proove earnings, then put it up for sale and I guarantee you will get more interest.

@grynge - Thank you. I now have a much better idea as to what buyers are looking for.

@benitez17 - Thanks. It didn't even cross my mind to add the domain reg fee since I assumed that it was just common knowledge and so cheap anyway. But I'll remember that if my client decides to re-list. Just to clarify, the content is unique. Thank you for your input.

@dschall - Great tip, thanks! I tried it out but there weren't many sites for "oil trends" or even just "oil". Regardless, just analyzing some successful auctions was helpful.
