[WTB] +6 month established site, earning $100-$200/month & traffic +1000 unique/month

I'm a web developer/marketer from the UK and I've saved up a bit of cash to throw at site-flipping as a full-time venture. I'm looking to buy established sites, some to grow and some to hold onto.

What I want

• Established sites of at least 6 months in age
• Verifiable traffic and earning stats
• Earnings of $100-$200/month
• Traffic of at least 1000 uniques/month
• Sites on pages 2 or 3 of Google for major search terms (check in SEM Rush)
• Want to purchase 3 sites in total
• Don't want autoblogs

My budget
I've got a total of $6000 to spend on 3 sites. I don't need to spend all of it and I'm flexible with how much I spend on each site. I'm looking to sell my site HomeInsights.org

It earns on average about $70/month from Adsense based on my ad placement strategy, but yours is likely to differ. Its true value is in the vast amount of interest it pulls in by itself from advertisers coming through organic search, as well as the amount of unique visitors it pulls.

For example:
From just 1 Jan - 14 Jan 2012, it's had 950 unique visitors, and it's only a 14 month old site. It's PR3 also.

If you take a look at the homepage now you'll see on the sidebar an ad from one of (if not THE) top mortgage sites on the net. I have been approached by other advertisers who ask to place a link in articles and things like that.

I am sure by now you can see the HUGE potential of this site. The only reason I want to sell it is because right now I'm further down the line on a much bigger project that requires a lot of investment, in both time and money. I intend on selling another site soon but this is the best one in terms of age and growth, so for now my energy will be expended on just selling this site.

Other info includes unique and excellent design is unique, and best of all it's easily manageable as it's Wordpress!
