FP - Building and Selling Adsense only Sites

I'm guessing since the release of panda, micro niche sites don't have the same ROI as they once did on flippa? From what I've gathered the focus has switched to authority sites (at least for adsense only sites)... I saw these two sites that sold on flippa for a pretty penny, and wondered how long you guys think it took this guy to build up these two sites to sell, and do you think the buyers overpaid?

cnatrainingclass.com had 137 indexed pages, averaged $110 daily, sold for $32,500:

yourcnatrainingguide.com averaged $3500/mo (2 month avg) w/projected annual revenue of $42k ended up selling for $42.8k… 100% adsense:

Overpaid is only in the view of the buyers. Like antiques or art the real value is simply what someone is prepared to pay for a site.

You can't judge the appeal of your site just by looking at prices at auction. What you need to do is look at your auction through the eyes of potential buyers. As such it is the sites which are fully developed and have considerable earning potential that attract the most bidders. And that's what drives prices higher, just like any auction people get sucked in to out-bidding one another and lose all sense of reason.

To make your site attractive like the examples you've shown you need to not only have an attractive and fully developed and aged site in the first place but also show proof of earnings. It takes time, maybe a year or so, to build up sites like this. The only quick way to get there is to find a relatively untapped niche with low SE competition but massive buyer appeal - tough!

Often it is enough just to monetize a site with a great product and some proven sales. That would be my preference for short-term flipping rather than adsense only sites.

Well if its overpaid ?? Well I don´t think so you get a fulltime income for a reasonable amount. I think the price ok not good and not bad and imagine the potencial it has if put another income source here. No I think thats a great deal for both the buyer and the seller.

2 great sites in a great niche - when you compare the income being generated (all on autopilot) this is cheap compared to what you pay for a traditional brick and mortar business.
