What would you advise to DO and DO NOT do when flipping a site?

Well, there are so many, but my advice for the biggest DO is - create a complete listing description. I am seeing so many auction descriptions on Flippa right now that are like 2 - 3 sentences. Take a look at the listings that are receiving the most bids and see what they have done - don't copy word for word but use them as a guide.
ALSO, and this is huge - make sure you add proof of all traffic and income claims with screen shot attachements.
The more documentation you have the better.

I am also wondering when is best to sell a site. I have a few page rank 1 but just making a few bucks with AdSense so i don't really know what they are worth.
Then, if a site gets for example a Page Rank 4 or 5 but i am not monetizing well anyway, can i still sell it for good money?
DON'T ... create autoblogs with the intention of selling them right away. You'll waste tons of time and get a few bucks in return - not worth it. Instead focus on generating revenue streams and only list for sale the sites that are already properly monetized or you'll miss out bigtime.

For valuing a site is is common to see most adsense sites sell for 10 - 12 x monthly income, more or less depending on the niche, domain name, income trends, etc.
A page rank 4 or 5 site with little or no traffic or income is not going to get you much of anything unless it is a really great keyword in a good niche.
Things such as high PR, nice design, tons of content, *insert virtually anything here* indeed INCREASE the value of your site, but they don't create value per se.
Of course one might argue that for someone who is looking specifically for (or is about to create) a site in X niche another site that has 500 articles of unique content in that same niche is worth a lot of money - this is true. However, in most cases finding this "someone" is a relatively difficult task and at the end of the day you are still forced to sell to an average investor - one who decides based on the revenue figures whether the site is worth even looking at - and only then starts thinking about the PR of the site, design, content and so on.
