FP - To sell my website or not??

    Hello Guys,
First of all congratulations for this great forum.I am new member here but not new to the IM world.

I have an established site which is making me money since October 2010.It's in finance niche. All the traffic is from search engines.

This site has been making around 700$ avg/month,but last 3 month has been making me more than 4000$ net profit and this month is going to close 5000$.
There are 2 main reasons for the increase in revenue:

1)Achieved 1 ranking for many main keywords
2)Got exclusive offer from the affiliate network and the payment has been increased.

I am interested to sell it but there are some reasons that i haven't do it yet.
1)What would be the best estimated price for this website
2)There are a lot of lechers who would copy and compete in this niche and keywords.

I am looking for some suggestions.
    Thank you in advance.

Hey there and welcome to FP!

The general rule of thumb when it comes to sites in this range is around 10-15x last 6 months average revenue - so in your case you would be looking at around $25k-$35k. My valuation would be a little higher due to the fact that there's been a huge (and justified) increase in revenue lately, however one aspect that brings it back down is the fact that the site is monetised through CPA which in the current market isn't very attractive.

As for leechers (or flippa parasites, as I call them - have published a few articles on this topic), pretty much the only way you can avoid it is going through non-public channels, such as a broker. While this isn't exactly the price range that brokers would normally be interested in, you can feel free to hit me up and I can see what I can do for you as I've currently got a few clients looking for sites like this.

    Cheers,
    Bryan

    Hello Bryan,
Thanks for your reply.I have read your articles for flippa and if i remember well,i found your website from an article at flippa. To be more specific,my website is in insurance niche and i have done a lot of work cause of competition to take it where it is today.Cpa isn't the only way to monetize it,if someone who own an insurance agency, with this amount of target visitors, would make 2-3 times more money that i am making right now.I spoke with a few brokers and they told me that i can sell it for 50k$ to 65k$

$50-$65k would indeed be a relatively reasonable valuation if there would be a few more $4-5k months. That said, what most brokers tend to do is provide a (often unrealistically) high valuation figure to get the deal, then pitch the site to their clients, end up with offers that are considerably lower than the asking price and after a while suggest the seller to take one of those offers. While I would be happy to list the site at an asking price of $65k, this would most likely result in an extremely long listing period and no matter which broker you choose they wouldn't be able to get you a quick sale. An asking price that is ~20% lower than that, though, can easily result in a pretty quick deal.

We can continue this in private if you prefer. Feel free to PM me or give me a nudge at bryan [at] flippingenterprises [dot] com.
