Careful of claimed earnings in online valuation tools

For most of you this doesn't need saying, but I've had a couple of PMs over the last month from people who seem confused about the earnings figures disclosed in valuation tools, ebizvaluations included.

I'll use this as an example: http://ebizvaluations.com/archive/report/12535

It's for this phlebotomy site and the valuation (based on claimed gross income of $40Kper month, net of $10K) is $110,000. Of course any one can claim any figures and the valuation provided here is just a rough indication based on those figures provided. A little research on their site would expose that they are, in fact, a non-profit organisation.
he N.A.P is a non-profit making organisation that invests in education and developing the profession so that one day it will receive the respect and support it richly deserves.
Any good examples of the meat tasting a lot different to the sizzle?

I've got nothing specific but I wonder about sites with zero revenue with $10,000 plus price tags and sites with $500 a month revenue with a BIN of $750.

I don't understand why someone would take $750 for a site that pays them that much over two months. (I made those figures up but the ratios are similar.)
