    The guarantees were more for me, remember this is not a site for sale. Basically reverse it (look at my crystal ball post). If YOU had the site what would YOU do with it (under the assumption you did not want to keep it), not what you you want to see to buy it.

    But, as far as what I know -- if the roadmap is followed it will be where I project. But you are correct, it will not work if the roadmap is not followed or if the owner decides to "do their own thing". Of course this would be a site (if you were selling) you would NOT expect the same as a site already making $200 passively. But, that does make me curious, how much would you want for a site that IS currently making $200/day passively (with no paid advertising) assuming it has been doing it [stable] for 12 months? I sold a site like this last year, an oddity for me to sell an "established" site.

    I think first of all I'd try and generate some interest in the site myself and see how that went. If I was only half interested in it, but it made a decent amount of money, maybe I could put up with it. If I just wasn't interested in the site at all, I'd either sell it or just abandon it.

    It's a shame that you invested so much into this site and got nothing from the intended buyer. Have you made many sites "on request" like this in the past? I think if I were to do something like this I'd insist on some kind of commitment (in $$$) from the buyer upfront.

    Why not? I'd love to see this site, I'm sure I'm not alone. Wouldn't it be more useful to you if feedback were based on being able to actually see the site and maybe even have access to the Analytics? Also, as an SEO, you've piqued my curiosity about your certainty regarding the keyword phrases, you have my word I'm not going to try and steal them or anything, frankly I'm too busy not making money doing other things.

    I don't see how you have anything to lose by posting the URL, do you?

    Well, this is a site I will definitely NOT have interest in -- money is not a big motivator to me at all. Most sites I make on request, some I ask for money up front but if recent (non-paying) trends continue I will be forced to get at least a deposit up front.

    Well, the site is gone - no longer mine so posting it would really not provide anything but to satisfy curiosity. My certainty regarding phrases is based on my past experiences, it is less the niche (but some niches are not as valuable) and more the angle.
